- Background in leasing management, market familiarity, negotiation, contracts, and sales for leasing
JOB DESCRIPTION: - Develop strategies to increase and maximize tenant occupancy of office and commercial properties.
- Review and analyze product/service mix concepts, construction requirements, and contractual compliance.
- Screen potential tenants for eligibility.
- Negotiate with prospects, manage offers and counter-offers, and close deals within timelines.
- Coordinate with property managers to monitor and achieve occupancy rates.
- Conduct pre-renovation meetings with Technical Services and Property Management.
- Submit monthly Lease Overview reports to the General Manager.
- Manage client database and contract execution.
- Oversee client applications and lease document processing.
- Ensure timely signing of lease contracts and collection of fees.
- Monitor and renew all contracts as required.
- Integrate sales and marketing functions to improve tenant performance and leasing operations.
- Research and recommend trends and developments in concepts, brands, and mix.
- Conduct property market surveys to monitor competitive lease rates and trends.
- Review and assist in establishing appropriate lease rates for properties.
Educational Background: - Graduate of BS Management
- Graduate of BS Marketing
License Requirement/Accreditation: - Licensed real estate broker
Years of Work Experience: - At least five to seven (5-7) years experience in real estate-office and commercial leasing
- One to two (1-2) years in a management position
Competencies (Knowledge/Skills/Attitude): - Knowledge in Real Estate (Business Development, Property leasing, tenant management, sales and marketing, and commercial market)
- Knowledge in reading and understanding P&L
- Skills: Leadership, Communication (written and oral), MS Office, Organization, Customer Service, Analytical, Problem Solving, Presentation, and Negotiation
- Attitude: Integrity, proactive, can work with minimum supervision, meets deadlines, punctuality, innovative, action-oriented, positive, team-player, multi-skilled, can work under pressure, resilient, and resourceful
